Job Description : Technical Manager KRA Ensure smooth operation of technical equipment Ensure duty of shift manpower Key Roles and Responsibilities of Technical Manager: ·Support the Property Manager in managing the Mechanical, Electrical, Plumbing installations & all Civil maintenance. ·Responsible for preparation of critical spares and asset list for all installations as per OEM’s recommendations and plan inventory ·Implement and oversee the pre-emptive maintenance programme to reduce the risk of sudden failures of critical equipment; ·Assist Property Manager to review the maintenance/service practices of M&E Team; ·Maintain the logbooks, checklists and PPM schedules for all M&E installations; ·Manage Downtime/Breakdowns; ·Manage and monitor the Technicians and Plumbers and cross check hourly readings and planned activities are followed as per the desired standards. ·Coordinating with AMC Vendors to ensure that maintenance/service/repair work is undertaken as per the agreed upon schedule and as per the desired standards ·Follow ups on AMC renewals. ·Liaisoing with local Government bodies like NKDA, Pollution control, Fire Department, Panchayat etc. as and when required. ·Document and keep a track on the License renewals as required by local Government Authorities and getting it closed at appropriate times. ·Support in getting comparative quotes for all external contractor involvement work, AMC etc. ·Ensure safety procedures and processes are being followed by the Technical Team ·Share the best practices followed in the market to the team and train and implement the same as and when required. ·Responsible to handle the shifts independently on all Engineering related matters; ·Escalate any deviation from schedule and/or desired standards for any maintenance/service/repair work by any Vestian staff and/or Vendor to Property Manager immediately and document the same for audit on a later date.
